St. Augustine will contribute approximately $1.36 million toward sewer infrastructure for Cypress Village, a planned 17-home affordable housing community from Habitat for Humanity of St. Johns County.
The 3.94-acre development is planned near King and North Clay streets, with an address listed as 201 N. Clay St. in West Augustine. Habitat and the city will share the cost of the sewer work, while Habitat will oversee design, permitting and construction.
Sewer work extends beyond the new homes
The project includes a new sanitary sewer lift station, force main and an extension of the city’s gravity sewer system. It is also expected to provide sewer service laterals for 22 existing properties and support a potential future buildout of 148 homes.
Habitat said wetlands and trees around the site are intended to help manage runoff and preserve natural areas.
Homes planned in two layouts
Cypress Village is expected to include two-bedroom, one-bath and three-bedroom, two-bath single-family homes. It will be Habitat for Humanity of St. Johns County’s fifth neighborhood.
The St. Johns County Commission approved rezoning the property from single-family residential to workforce housing in February 2025. Construction is expected to begin soon.
Habitat said the city-supported infrastructure is intended to benefit nearby properties as well as the new housing community.
