ST. JOHNS COUNTY, Fla. — St. Johns County residents may soon have two more big reasons to visit the rapidly growing World Commerce Center area.
A Trader Joe’s is now shown on development plans for Legends Landing, a new 40-acre retail development along International Golf Parkway near Interstate 95. And right next door, plans show a massive 140,500-square-foot unnamed anchor store — a size that closely matches Target’s large-format stores.
For anyone who has spent years wishing St. Johns County had a Trader Joe’s closer to home, this one appears to be much more than the usual neighborhood rumor.
Trader Joe’s Planned for Legends Landing
According to plans prepared for the World Commerce Center development, Trader Joe’s is identified as a 12,500-square-foot store within Legends Landing.
The development is located along International Golf Parkway, near Costco, Buc-ee’s, Bass Pro Shops and Home Depot.
The same plans identify several other national businesses expected at the development, including Olive Garden, LongHorn Steakhouse, Hobby Lobby, Cheddar’s Scratch Kitchen and Floor & Decor.
That could turn an area already packed with major destinations into one of the largest retail hubs in St. Johns County.

What About Target?
This part is a little more mysterious.
A separate county development plan shows a 140,500-square-foot anchor store at Legends Landing. The development team has confirmed that it knows who the tenant is — but has so far declined to publicly identify the company.
The size immediately makes Target one of the strongest possibilities.
Target's larger stores generally fall within roughly the same size range, and the Jacksonville Daily Record specifically identified Target as one of the national retailers whose typical footprint fits the proposed building. Dick’s Sporting Goods' House of Sport concept and Lowe’s were also identified as possibilities.
So, for now:

Target: very possible, but not officially confirmed.
Target itself has been expanding nationally. The retailer said it planned approximately 30 new stores during 2026, in addition to more than 130 remodels.
St. Johns County currently has a Target at 1440 U.S. Highway 1 South in St. Augustine. A World Commerce Center location would put another Target much closer to communities around World Golf Village, SilverLeaf and the northern part of the county.

Legends Landing Is Becoming a Major Retail Destination
Legends Landing is part of the much larger World Commerce Center development.
Earlier this year, Stiles Retail Group, Cantrell & Morgan and FCA Partners announced the $45 million acquisition of approximately 93 developable acres at World Commerce Center. Legends Landing represents about 40 acres of that property.
The location is significant.
According to the developer, more than 13,000 residential units are planned or under construction within five miles, while the eventual St. Johns Parkway connection will provide access to another approximately 17,000 residential units.
That helps explain why so many national retailers are suddenly planting flags along the International Golf Parkway corridor.

And There’s Even More Coming
The World Commerce Center area already includes Costco, Buc-ee’s, Bass Pro Shops and Home Depot, while a new Walmart Supercenter is also under construction nearby.
Add Trader Joe’s, restaurants, additional retail and potentially Target, and International Golf Parkway is beginning to look less like an interstate exit and more like a regional shopping destination.
The obvious question for longtime residents will be whether roads and infrastructure can keep pace with all that growth.

When Will Trader Joe’s Open?
An opening date has not yet been announced.
The store is currently identified on development plans, meaning there are still permitting, construction and development steps ahead before anyone starts lining up for Everything But the Bagel Seasoning.
And as for the giant store next door?
We’ll be watching that 140,500-square-foot mystery anchor closely.
