St. Johns County added roughly 13,000 residents in just one year, continuing a decades-long population boom driven overwhelmingly by people moving to the county from elsewhere in the United States.

St. Johns County Adds Another 13,000 Residents

St. Johns County's population boom is showing little sign of slowing. New federal population estimates show the county added approximately 13,000 residents between 2024 and 2025.

According to an analysis from USAFacts using U.S. Census Bureau population estimates, that represents approximately 3.9% population growth in a single year. The numerical increase ranked among the largest county population gains in the United States.

The latest numbers continue a long-running transformation of St. Johns County, as thousands of new households arrive in communities across northern, central and southern portions of the county.

Most New Residents Are Moving Here From Somewhere Else

The latest data offers a particularly revealing look at what is driving the county's growth. It is not primarily births.

Instead, the overwhelming majority of the latest population increase came from people relocating to St. Johns County.

Taken together, the numbers make the county's current growth pattern clear: St. Johns County is growing because people continue to choose to move here.

More Than 50% Population Growth in a Decade

The newest increase is part of a much larger trend.

Between 2015 and 2025, St. Johns County's population increased by an estimated 52.8%, according to USAFacts.

The county's largest annual population increase during the past quarter-century came between 2020 and 2021, when approximately 16,200 residents were added.

Even during the slowest year of growth over that period, St. Johns County still added roughly 4,000 residents.

Growth Is Reshaping St. Johns County

The impact of adding thousands of residents every year extends far beyond new neighborhoods and construction.

More residents mean additional demand for schools, roads, utilities, medical care, restaurants, recreation, retail, housing and professional services.

Growth has been especially visible in communities such as St. Johns, Nocatee, Ponte Vedra, Durbin Creek and World Golf Village, while St. Augustine and other parts of the county continue to experience development as well.

For county leaders and residents, continued population growth creates an ongoing challenge: how to accommodate a much larger population while protecting the character and quality of life that attracted many residents in the first place.

Thousands of New Customers Are Arriving, Too

The population increase also has major implications for local businesses.

People who have just moved into a community often arrive without established relationships with local restaurants, doctors, dentists, contractors, home-service companies, real estate professionals, childcare providers and other businesses.

That makes new residents a uniquely important audience for locally owned companies. Every year, thousands of households are effectively starting from scratch as they decide where to eat, shop and obtain services in St. Johns County.

The Growth Story Isn't Over Yet

St. Johns County has now posted population gains for 25 consecutive years, and the latest data shows that domestic migration remains the dominant force behind that expansion.

Whether the county maintains its current pace is impossible to know, but the latest estimates leave little doubt that St. Johns County remains one of Florida's major destinations for relocating households.
