PineWalk Bringing About 2,000 New Homes to St. Johns County
Another major master-planned community is taking shape in northern St. Johns County.
PineWalk, a large development along the Greenbriar Road area, is planned for approximately 2,000 homes when fully built out. The community spans roughly 1,300 acres and is being developed with a major emphasis on preserved green space, trails, parks and outdoor amenities.
The project is already moving beyond the planning stage. St. Johns County records show active subdivision work, including a 230-home phase, while permits have also been approved for PineWalk’s first major amenity center. Plans include a resort-style pool, pickleball and tennis courts, volleyball, dog parks, an event lawn and a multi-purpose field.
Multiple Builders Are Coming to PineWalk
PineWalk will not be built by a single homebuilder.
Dream Finders Homes is already involved in the first phase, while Taylor Morrison has acquired a large portion of the community for both traditional and 55+ housing. Another parcel was recently purchased by Sekisui House, bringing another national builder into the development.
Taylor Morrison’s plans include Esplanade at PineWalk, an active-adult community, as well as Laurelwood at Esplanade at PineWalk, a separate neighborhood open to buyers of all ages. Sales in those sections are expected to begin in 2027.
The master developer says all of PineWalk’s roughly 2,000 lots have now been sold or placed under contract with builders.
Another Major Wave of St. Johns County Growth
PineWalk adds another substantial development to a part of St. Johns County already experiencing rapid residential growth.
With approximately 2,000 additional homes ultimately planned, the project will bring thousands of new residents — along with additional traffic, school demand and commercial growth — to the Greenbriar and northern St. Johns corridor over the coming years.
