SilverLeaf is essentially the opposite of Nocatee in terms of development timeline: it is a very large master plan that still has substantial growth ahead. The community covers approximately 11,000 acres and is planned for as many as 17,600 homes.

Approximately 4,350 acres are designated conservation land, and the community plan includes millions of square feet of future commercial and mixed-use development.
Neighborhoods
Areas include SilverLeaf Village, Silver Landing, Holly Forest, Johns Island, Elm Creek, Waterford Lakes, Brandon Lakes and additional neighborhoods as the master plan expands.
Worth Knowing
One of SilverLeaf's biggest distinctions is that the community is marketed without CDD fees. More than 50 miles of sidewalks and cart paths are part of the larger plan.

RiverTown

Western St. Johns County • St. Johns River corridor

RiverTown is one of the county's signature riverfront communities, extending along the St. Johns River in western St. Johns County. Its size, extensive amenity system and newer neighborhoods make it one of the major places to watch for continued new construction.

Beacon Lake is a more compact master-planned community built around a 43-acre paddle-friendly lake. Its location puts residents relatively close to I-95 while remaining east of many of the county's largest western developments.

Beacon Lake is planned for approximately 1,280 single-family homes and 196 townhomes across roughly 630 acres, with approximately 358 acres designated nature preserve.

CDD & HOA Fees Two similarly priced homes can have very different annual carrying costs. Confirm both HOA fees and any Community Development District assessment.
Development Stage Early-phase communities may offer more future growth but also years of nearby construction. Late-stage communities provide a clearer picture of what the finished neighborhood will look like.
School Zoning St. Johns County school attendance zones can change as new campuses open. Never assume two neighborhoods in the same community share identical zoning.
Builder Incentives Builders frequently change financing incentives, closing-cost offers and quick-move-in discounts. Compare the total deal rather than just base price.
Future Roads & Development A preserve view, quiet road or empty parcel today may look different later. Review community and county development plans before choosing a homesite.
